If you didn’t already know, Linnane Homes is a 2ndGenerationHome Building Company that builds 30+/- new homes each year, from Lake Norman to Fort Mill, Weddington, Waxhaw, Charlotte, and everywhere in between. To make it easier, we have a portfolio of plans our clients can choose from and customize, or we have an in-house architecture department that can design a custom home from scratch, and of course we can build any plans if you are already working with an architect. All of our homes come standard with a 10 Year Structural and Transferable Warranty and are Energy Star Certified, meaning our homes are about 40% more Energy Efficient than standard homes built to code. All of our homes are standard with Conditioned Crawl Spaces, but of course we build plenty of basements, too. We are staffed with 6 Builders, 3 Designers, and many other amazingly talented staff that help support our homes. We utilize a software system that allows our clients to track the progress of theirhome online, full of progress photos, home schedule, and their home’s financial information. We hire a plethora of 3rd Party Engineers and Inspectors, not required by code, to inspect our work and help ensure we build only the highest quality of homes. All of these reports are available to our clients. At this time, our homes are currently pricing from $900,000 – $5 million depending on floor plan, square footage and finish levels.

WHAT OUR LINNANE HOMES BUILD PROCESS LOOKS LIKE:
Our average build time is 12 months from when we sign contracts with our clients.
Our process starts when our new potential client speaks with one of our top qualified Construction loan lenders to establish that they qualify for the specific build they are interested in. YOU WOULD REACH SHERRY VISBECK of Truliant Federal Credit Union AT 803-242-2450
Next we locate the ideal building parcel.
Next we establish a floor plan that fits our clients needs and we offer them a price quote to build it on this lot parcel.
Once the quote is approved, our team produces a 12 to 16 page specifications addendum and builder contract which goes into a deeper dive of all the features and details that are standard with this new to be built home.
Once our builder contracts are signed via DocuSign then a $50,000 non refundable deposit is collected from our clients. These funds are put towards the initial funding that is needed to close their upfront construction perm loan which happens typically 35 to 40 days after all contracts are signed and the initial deposit is collected.
Typically 3 weeks after our clients sign contracts we have a meet & greet introduction meeting with the buyers and the builder & our design team. They establish the design process here and layout the game plan for design selections.
Before closing our team is hard at work doing surveys, plotting the house on the lot and preparing the engineered house plans. Also during this time the appraiser is sent out to do the appraisal of the to be built home.
Next the one time close is performed and we await our building permits to start construction on the property. Depending on the community, the hoa restrictions, the weather, etc… We will start the actual build of your home. The actual home build in a perfect world will take 9 months to complete the home depending on weather. Please note some communities have much tighter hoa architectural guidelines and this process is lengthened by a few months.
Three weeks before completion of your home we send out a very aggressive home inspector who does a thorough inspection and provides us with the report. We then complete any repair items and send him back out to confirm all the items were addressed. All of our clients are privy to these reports.
Please note we always set up an in house meeting to discuss all of these items on a much deeper level. This is just scratching the surface to give you a good feel for the ballpark process here at Linnane Homes.
